Bylaws and Covenants

The Fredrick Farms Homeowners Association is governed by both our bylaws and restrictive covenants. These documents, as approved by the membership, are recorded with the Howard County Recorders office.

Recently, three proposals were called to a vote by the membership:

1.) Proposal to consolidate bylaws and restrictive covenants between Phase I and Phase II (PASSED).

2.) Proposal to modify restrictive covenants to allow for construction of sheds (DID NOT PASS). This means the existing language remains enforceable and an owner is not permitted to construct or place any shed or outbuilding.

3.) Proposal to modify restrictive covenants to restrict an owner from renting or leasing their home (DID NOT PASS). This means the existing language remains enforceable and an owner is not restricted from renting or leasing their home but remains responsible for dues and property upkeep.

With membership approval to consolidate the bylaws and covenants, there is no longer two separate set of documents. The new and revised bylaws and restrictive covenants are available below. The signed and notarized version is filed and available from the Howard County Recorders Office.

All new construction, fences, in-ground pools, and additions require approval from the architectural committee before the start of any construction. Please submit your proposal to ffac@fredrickfarms.com
